The Property is fenced on four sides into one pasture.  There is one windmill with drinker at the front of the property and an earthen dam fed from runoff near the rear of the property.  There is a ranch road from the highway to the rear of the property. There is electricity along the southern boundary of the property.

PASTURES AND CARRYING CAPACITY

Native species predominate with the most abundant being Blue Gramma with some Sideoats Gramma on the top of the hills. In a good year the property could receive  35 to 40, 400lb steers  in early May and graze for 6 months for a gain of 300lb.

ELEVATION, TERRAIN AND CLIMATE.

Most of the ranch runs between 5,830 and 5,740 feet east to west. Typically the property will receive approximately 16" annually.  The main rainy season is usually from mid June through mid September.  This growing  season the property has received abundant moisture.

This is a good solid turf ranch of mostly Gramma grasses. The ranch has approximately half a mile of highway frontage and then goes back for a little over a mile.  The views of the southern Sangre de Cristos are amazing.  If you are looking for a place to spread out  a bit this property would be worth some serious consideration.  Antelope are abundant in this area.  Seller will reserve all mineral ownership if any from a sale.
