made up of 19.5 +/- deeded acres with 10 shares of Class A Water right in the Vermejo
Conservancy District. The home and improvements are situated on

Frame home
– 2 bedroom, 1 full bath, kitchen, dining room / living room combination,
large sunroom, front entry room. The front entry room has two new insulated
windows and a large insulated French door that makes moving furniture into
and out of the home simple. Roof is painted metal (“pro-panel), windows are
vinyl clad, double glass-insulated. The furnace is forced air and is less
than 5 years old. The furnace, hot water heater and kitchen range are all
propane and may be converted to natural gas. In January of 2009 the living
room / dining room were remodeled. This work included adding a large
exposed overhead wood beam and hand carved “spiral cut” posts. The home was
completely re-stuccoed with high quality colored stucco in October 2009. At
that same time, extensive work was completed to re-insulate around all
exterior windows, a new service door was added to the attic and a new
service door was added to enter the crawl space underneath the home. In
January of 2010, the home was completely insulated with R- insulation
between the floor joists, underneath the home. A 500 gallon propane tank is
part of the property and may be serviced by any supplier that the home owner
chooses.

Yard –
Large, fenced yard
with Cedar trees, Juniper trees, Ponderosa Pines, apple trees, peach trees
and native cottonwood trees. Grass is native buffalo grass and is low
maintenance and very durable. Separate garden area with rose bushes and
Hollyhocks. Railroad tie flower beds on east and west side of home.

Carport / shop –
The property has a
single car carport / shop combination. The shop was completed in October
2008. It is has a concrete floor, new insulated windows, walls and ceiling
are insulated, a new insulated metal door, florescent lighting, is wired
220V for a welder or large air compressor and has a wood heating stove with
new metalbestos piping and a metal painted roof. An all weather, packed
gravel road leads from the county road up to the carport and residence.
Outbuildings –
There are three
outbuildings on the property. The first building is a wood sided, shingle
roof storage building used to store gardening tools and equipment. The next
building is a 10 ft x 20 ft metal ocean cargo container with a wood / metal
floor. It is waterproof and very secure. The last building is a large, two
stall pole barn. It is wood frame with rough lumber exterior and metal
roof. It is excellent for animals and hay storage and has both water and
electricity to it.
Corral –
There is one pipe
corral that is designed to be used with the pole barn.
Fencing –
The property
perimeter fencing is a combination of barbed wire and woven wire typical of
rural properties in the area. The corner posts are oilfield pipe set in
concrete. A portion of the fencing near the entrance way and home is three

Electricity – electricity is provided by the Springer Electric Coop. Outages are rare
and response is very prompt. There is one automatic security light on the
property next to the carport.
Heating
– Forced air propane furnace less
than 5 years old. Living room has a black metal and nickel plated wood
stove with metalbestos piping and a kiva fireplace that has a BIS, high efficiency fireplace insert with rheostat and blower. The kiva
fireplace with BIS insert were installed new in January 2009. In the calendar year 2009,
the home required 301.3 gallons of propane at a cost of $620.49.
Cooling
– 6 multi-speed ceiling fan /
light combinations.
Telephone –
Phone service is provided by Baca Valley
Phones. There are phone jacks in the kitchen, living room and both
bedrooms. High speed internet service is available through
