The Kokopelli Ranch is located on U.S.
Highway 60 approximately 12 miles from Interstate 25. The intersection of
U.S. 60 and I-25 is in Socorro, New Mexico. The ranch lies completely on the
north side of U.S. 60 and borders the highway for approximately ¾ of a mile.

Currently the ranch is leased for
yearlings that are on the ranch from October-May. During the 2008/2009
season the property carried 1,200. Due to dry conditions the 2009/2010
season the number was reduced to 750. With already significant moisture the
2010/2011 season looks promising. This lease included a $10,000 per annum
investment in ranch infrastructure and maintenance by the lesee.
The
Kokopelli Ranch has four land owner elk permits and one land owner antelope
permit. There is also excellent deer and bird hunting.

Home:
Approximately 1,300 sq. ft. 3 bedroom, 2 bathroom, renovated in 2000.

Fencing:
There is approximately 8 main pastures on the entire property, of different
sizes, but most being several sections in size. Most fences are 4 wire,
with wooden posts. Some internal fences and the highway frontage fence has
steel posts.
Corrals:
There is one set of steel pipe corrals located at the house.
Roads/Waterline:
There is approximately 20 miles of water line on the deeded and lease
portions of the property. The roads follow the water line.

Kokopelli
Ranch has one, large irrigation well and numerous livestock wells. The
irrigation well is currently irrigating approximately 308 acres with a
Valley 6000 linear side row irrigator (1/2 mile wide). The well currently
pumps approximately 400 +/- gallons per minute. Studies done on the well
and on the underground basin show that it may be increased. In May of
2008 a declaration of these water rights was made with the New Mexico Office
of the State Engineer (OSE). The OSE assigned thewater right
number RG-90678 and accepted the quantityof 924 acre feet per annum
diversion and 646.8 acre feet per annum consumptive use.
All information
including affidavits showing continuous use pre-dating the OSE extension of
the Middle Rio Grande Basin to include Kokopelli Ranch’s irrigated land,
aerial photos showing
evidence of continuous use, hydrologic studies done on the well and the
aquifer, and climatic studies of the area will be made available. In
addition to the water rights there are approximately 6 water tanks on deeded
land, 2 on the state lease and up to 20 drinkers between the deeded and
state lease.

| ENERGY POTENTIAL
|
There
is a large push for green energy and Kokopelli Ranch has been approached by
Green Energy Developers. Kokopelli has potential for renewable energy
development based upon the following factors: Approximately 6,500 acres are
on a relatively flat open plain sitting between two mountain ranges. Good
access off Highway 60 provides the ability to build and maintain wind
turbines. Sufficient groundwater coupled with high number of sunny days and
a relatively high altitude make it a candidate for solar. Large transmission
line running through property provides access to the grid.

|
This property is located convenient to
the I25 Corridor and within a little over one hours drive to the Albuquerque
Sunport. The water resources have significant potential future value
with some investment in the well. There is a good working relationship
with the current grazing lessee. There is a good relationship with the
ranch caretaker whom lives in the home.
